Hotel development by an operator. Built to run, not just to open.
We develop hotels, hostels and hybrid concepts from concept to opening day, the way an operator would want to inherit them: contracts in your name, systems configured rather than installed, and a team that stays through the first months.
Not a feasibility deck. Not a project manager who leaves at opening.
One team takes the property from concept to a running operation, and the decisions it will carry for ten years are taken by people who have to live with them.
Concept and feasibility
What the building allows, what the location supports, how beds and common space split, and what that means in revenue and cost. Tested against an operator's numbers before anyone commits.
Pre-opening
Supplier agreements, distribution, permits, staffing structure, working methods and the launch itself. A defined scope with a defined endpoint.
Technology, configured
Property management, channel management, pricing, guest communication, access and payments: selected, configured and connected so the team has less work, not more.
Handover into operation
Opening day is rehearsed. The real test is a busy week in month three. We stay through stabilisation, and if you want, carry on under a management agreement.
A finite project, built so it does not depend on us afterwards.
Most projects pass through separate parties for development, operations and technology, and what gets lost between them is structural. We are the one party across all three, and we separate the project from the operation deliberately, so the property is yours to run whichever way you choose once it opens.
The common setup
- The developer's suppliers become the hotel's suppliers
- Systems installed, then handed to a team that did not choose them
- Pre-opening budget blurs into the first year of operation
- The people who wrote the procedures are gone by month two
- Long operator terms attached to the development deal
The Weave model
- Every supplier and system contracts directly with your entity
- Systems configured by the people who will use them
- A scoped project with a defined cost and endpoint
- The team stays six to twelve months after opening
- Management afterwards is a choice, not a condition
Scoped. Priced per line. Finite.
Concept, pre-opening and launch as one defined project. It ends when the property opens and settles.
Separately priced projectThe same team, under a management agreement.
Base fee plus a performance fee tied to gross operating profit. Or the property runs without us, intact.
See hotel managementOwner-aligned by structure, not by promise. Every contract points toward your entity. We coordinate the parties on your behalf, under a development agreement with a scope and an end date.
Built by us, running without us.
Five projects in development across Leiden and Rotterdam. Four delivered and operating: The Bee Hostel, The Elephant Hostel and Shelter City in Amsterdam, and Zenstay in Zaandam, delivered as a pre-opening and now under management. Owner references on request.

They understand hospitality from a real operational perspective, not just on paper. Both hostels are now performing at the top of their segment in Amsterdam.
From first conversation to a property that runs.
Conversation
An hour on the building, the location, your ambition and your constraints.
Feasibility
Concept options tested against an operator's numbers and against what the address permits.
Scope and proposal
What we deliver, by when, at what cost, with the endpoint written down.
Delivery and stabilisation
Pre-opening, launch, and the first six to twelve months with the same team.
What owners ask before developing with Weave.
How is hotel development with Weave priced?
As a time-boxed project with a defined scope, cost and endpoint, every line item visible. Full structure on request.
Do we have to hand the management to Weave afterwards?
No. Development ends when the property opens and stabilises. Management is a separate agreement, and the property is set up to run with or without us.
Who holds the supplier contracts during development?
Your entity. Every supplier and system contracts directly with you, so nothing sits behind Weave.
Do you develop hostels and hybrid concepts?
Yes. That is where most of our delivered work sits, including The Elephant Hostel and The Bee Hostel in Amsterdam.
When should we involve you?
As early as possible. Supplier agreements, distribution, system configuration and staffing structure are decided before opening and cost far more to change afterwards.
Do you work outside the Netherlands?
Yes. Weave projects is based in Amsterdam and works across the Netherlands and Europe.
