What it covers

What hotel management at Weave actually means.

Hotel management with us is not an advisory report and not remote staffing. It is full operational responsibility for your hotel, under a management agreement with the owner.

Commercial and distribution

Pricing strategy, channel management, OTA accounts, direct bookings and the weekly steering on occupancy and average room rate. We steer on your hotel's numbers, not on a portfolio average.

Operations and team

Front desk, housekeeping, guest communication, night shift, maintenance and the parties that deliver it. We build the team, write the working methods and hold quality up, including when occupancy peaks.

Finance and reporting

Monthly results in a form you can read yourself: revenue, costs, gross operating profit and what changed against plan. Bookkeeping and payments run through parties that work in your name.

Technology

We choose, configure and connect the system landscape that keeps the hotel running: PMS, channel management, pricing software, guest communication, access and payments. Not install and walk away, but set up so the team has less work, not more.

How the agreement works

The difference sits in the structure, not in promises.

In the common setup, purchasing runs through the operator, who can earn on the cost side through markups, rebates or mandated suppliers. Weave turns that around.

The Weave model

  • OTAs, accounting, energy, software and services contract directly with the owner
  • Weave stands beside the structure, never in the margin

  • No brand obligation, no ten-year contract: you keep your own identity

Every contract is in the name of the owner's entity: BV, holding, family business or another structure. Weave coordinates the parties on the owner's behalf, under a separate management agreement.

If we work on the run-up to an opening, that is a project with a scope, a price and an end date. So you can always see where the project stopped and the management began.

Ongoing operation under a management agreement.

A base fee covers the operational discipline. The performance fee is tied to gross operating profit, not to revenue, and you go first. We earn more when you earn more.

Base fee + share of GOP

What you pay us is the fee in the agreement, and it is visible. Where we hold a professional certification or occasionally receive a non-exclusive referral fee, that sits outside your costs. The full model is on the Weave approach page.

Alongside this we have developed and delivered hostels for owners that kept performing at the top of their segment after handover, among them The Elephant Hostel and The Bee Hostel in Amsterdam. Owner references are available on request.

From early-stage concept through to execution and ongoing operational support, Weave combines strategic insight with hands-on delivery. They understand hospitality from a real operational perspective, not just on paper. Both hostels are now performing at the top of their segment in Amsterdam.

What owners ask before working with Weave.

What does hotel management with Weave cost?

A base fee for the operational discipline plus a share of gross operating profit. We send the full fee structure and operational references from the hotels we manage today on request.

Do you take on small hotels and hostels?

Yes. Our portfolio consists of boutique hotels, hostels and hybrid concepts. That is exactly where an operator who knows the operation first-hand counts.

Whose name are the supplier contracts in?

Yours. We coordinate the suppliers on your behalf under a separate management agreement. If the partnership ends, everything stays with the hotel.

What happens if we part ways?

The hotel goes with you intact: contracts, systems, reporting and working methods are set up to belong to the property, not to Weave.

Do you work outside the Netherlands?

Yes. Weave projects is based in Amsterdam and works across the Netherlands and Europe.

Can you help before opening?

Yes. Development and pre-opening run as a discrete project with their own scope and end date, separate from ongoing management.
